How soon can you begin renovating after we get in touch?

An architect and project manager from MCH meet you at the property to carry out the feasibility survey 7-10 days after our first exchange, depending upon your availability. 

The feasibility meeting with your dedicated team takes place at our agency, consisting of a presentation of current and proposed layouts, a detailed estimate and project timeline.If you are in the process of purchasing a property that will need renovating, we recommend that you contact us as soon as the offer is agreed.
Our objective: to be able to start on-site work as soon as you have the keys!

 

 

RENOVATION PROJECT

What are the key steps of a renovation project with Mon Concept Habitation?

There are 4 key steps:

 

Step 1 : Feasibility 

Survey: an architect and project manager from MCH meet you at the property to carry out the feasibility survey, taking measurements, noting any obvious technical issues and discussing your objectives.

Feasibility meeting: your dedicated team meets you a week to 10 days later to present you with the current and proposed layouts, a detailed estimate and project timeline.

 

Step 2: Design phase 

After accepting our estimate and signing the contract, the design phase begins. This step lasts on average 5 weeks and comprises 5 meetings with your MCH architect to create your renovation project and determine the choice of materials and supplies, plus the design of any bespoke joineries. 

 

Step 3 : Production 

Once the design has been approved, work typically begins within 1 week!
Your site is managed by your site supervisor and is closely followed by your project manager.

Your dedicated team provides regular real-time progress updates:

  • – 1 report with photos and videos is produced twice a week via WhatsApp
  • – 1 on-site meeting is organised every fortnight

 

Step 4 : Delivery

The project is finished and we hand you back your keys!

The end-of-works appointment allows us to check with you in your property that the project has been carried out correctly and to confirm that the work has been completed.

 

Is there a minimum property size for your renovations?

Size is not an issue: we renovate all types and sizes of property

 

FEASIBILITY

What is the feasibility study?

This study allows us to assess the technical possibilities of your project and consists of two appointments :

 

Step 1: a survey of the property to be renovated. An architect and project manager visit the property with you to better understand your requirements, to take measurements and note any technical issues. 

In order to create an accurate and reliable set of plans and 3D views, we use Matterport digital scanning technology.

 

Following the visit, your MCH architect draws the existing plan and also a proposed plan corresponding to your renovation request. 

The architect also integrates their recommendations and a mood board in line with your project.

 

Step 2: feasibility meeting

This meeting with your architect and your MCH project manager includes:

Presentation of the feasibility study and existing/proposed plans

A detailed estimate

A timeline of the project broken down into key stages

An opportunity to discuss your project in detail with your dedicated team and to refine it if necessary.

 

The objective: to validate the feasibility of your project before launching its design!

 

Is there a charge for visiting the property for the feasibility study?

Yes, the initial visit to the property to be renovated with the project manager and MCH architect is one of the two steps to assess the feasibility of your project and there is a charge for the architect’s work.

 

This study takes place in 2 stages:

1- Property visit: we visit your property to discuss your renovation project and make a survey (about 2 hours)

2- Feasibility meeting: during this meeting, your dedicated team will present you with the feasibility study (existing plan and proposed renovation plan), a detailed estimate and the project timeline (project schedule and duration of the work).

 

The price is calculated according to the floor area of your property and the type of renovation project (refurbishment, extension, elevation). To find out more about our rates, see the Rates section.

 

When do we pay for the feasibility study?

The fee for the feasibility study of your property is payable at the time of the feasibility meeting with your dedicated team.

 

Is the amount of the feasibility study added to the quote?

If you validate your renovation project with Mon Concept Habitation, the feasibility study fee is deducted from the total price of your estimate.

 

DESIGN

What does the design phase consist of?

The aim of the design phase is to create the details of your renovation project: during this stage, 5 thematic meetings are scheduled with your MCH architect in order to validate the design of your project (2D plans and 3D views) and to define the materials and supplies, as well as any bespoke joinery.

 

When does the design phase take place?

The design phase begins after the signature of the contract quotation for your project. It consists of 5 meetings with your MCH architect to create the details of your project before work can begin on-site.

 

PRODUCTION

Do you carry out partial renovations?

We specialise in total renovations but can also carry out partial renovations depending on the project. Do not hesitate to contact us to discuss your project!

 

Do you build house extensions?

Yes, we design and build extensions (loft extensions, side-return extensions, rear extensions, additional storey extensions).

We also take care of applying for planning permission after signing your Mon Concept Habitation quotation.

 

Do you accept design and fit-out projects for off-plan, new-build property?

Yes, we do. As soon as you sign the preliminary sales agreement for the purchase of an off-plan apartment, we can design your project. The fit-out work can begin once the property is delivered.

 

What is the average duration of a project with Mon Concept Habitation?

A majority of renovation projects are typically completed in between 3 and 6 months. The duration of your project will depend specifically on the property size and the nature of the scope of works.

 

When do you start the building work?

Once the feasibility study of your project has been validated and the 5 design meetings with your MCH architect have been completed, your renovation work begins within 1 week!

 

How is the site monitored?

Your project is monitored by your project manager and managed on a daily basis by your site supervisor.

During the renovation phase, to follow your project in real time:

  • 1 report with photos and videos is sent out twice a week on WhatsApp
  • 1 on-site meeting is organised every fortnight

Your project manager and site supervisor are available by phone and on WhatsApp from Monday to Friday between 8am and 8pm.

 

Can we [continue to] live in the property while you carry out the work?

In order to carry out the work in the best possible conditions and to guarantee the deadlines of your project, it is strongly recommended that you do not live in the premises being renovated for the duration of the work.

 

RATES

Are your quotations free of charge?

The first telephone consultation with one of our project managers is free of charge (approximately 20 minutes). The aim is to discuss your project, answer your questions and plan a visit to the property to be renovated by our team.

 

We then carry out the feasibility study of your project, which is subject to a fee towards covering the work of the architect:

  • Visit of the property to be renovated with a project manager and an MCH architect to discuss your brief and take measurements and note any technical issues.

 

  • Feasibility meeting: your project manager and architect will present you with a model of the existing plan and the proposed project plan and will give you an estimate and the timeline of your project (duration of the work)

 

The fee for the feasibility study depends on the type of your property, the floor area and the type of works to be carried out:

 

Feasibility study tarifs (France):

. Apartments:

Surface area<120 sqm:  €300 including VAT      

Surface area >120 sqm: €600 including VAT

 

. Duplex, basement, house:

€600 including VAT

 

Additional fees for projects involving an extension:

. For a single-storey extension: 300€ including VAT

. For an extra-storey extension: 300€ including VAT
